Application Process
Our properties cater to working families and professionals. To apply you will need to fill out our rental application form online. We will ask for personal details, rental history, references, and proof of income. There is also a credit and background check involved to assess your financial reliability.
Pet Policy Details
Pets are permitted in certain units. A pet fee may apply, so please reach out to us for approval prior to bringing a pet. Please note that birds are not allowed in our units due to noise concerns.
Rent Payment
Rent is collected via pre-authorized debit (PAD), with withdrawals occurring on the 1st of each month. We employ the services of FrontLobby which reports both on-time and delinquent payments to Equifax. Tenants can improve their credit score by consistently paying rent on time.
Utilities
Utilities are typically included in our leases. Some units feature individual meters, enabling tenants to have utilities in their own name. For upper and lower suites, utility costs are distributed according to square footage.
Security Deposit
Security deposit, commonly known as a damage deposit, is a single payment equal to one month's rent, as allowed in the Alberta Residential Tenancies Act (RTA)
